You need to get affection higher than 90 without unlocking very many seual categories. If I really want the trait I will only unlock "Petting". If you unlock too many sexuals the slave gets the Slutty trait.

Mansion Upgrade points can be gained by doing Slave Market quests and by selling obediant slaves to the slave market, however, selling ones you bought back to the slave quild doesn't count for Mansion Upgrade points.

If you are talking about the Mansion Upgrade points, you get those by completeing Slave Market quests. Easy ones give 3 points, medium ones give 6 points and, I'm guessing, hard ones give 9 point. I haven't completed any hard ones.
